We are in a buyers market nation wide.Have your realtor run a market comparison of homes in the area.Drop the price about 10% and offer to help with closing costs and it should sell.

If it is not selling and you need to get out, LOWER THE PRICE!!!

It doesn’t matter what anyone tells something is only worth what a buyer is willing to pay for it!!!

In my city properties are now selling for less than city assessed value.

Remove a bit more clutter especially the bathroom and kitchen the rooms look tiny, especialy the kitchen, bedrooms and bath, one room looked dark pull back drapes to get more natural light or and more light fixtures or brighter bulbs, turn all lights on for showing. The air conditioner in the upstairs window looks unattractive can you move it to the back of the house?

We sold our home in CA with a dried up market by bringing our price down to meet market expectations. Yes, it hurts but you want to move right? You don't need two payments. Of course the seller always thinks it's worth more but if people aren't looking or making offers then you aren't competetive. Reduce your asking or offer more incentives. But price is the best and easiest way to get in the Game. If you have been listed for a long time you need to change your price to make it a new listing. The market is saturated and the price is dictating whether or not your house is attractive. The buyers are in the driver's seat unfortunately and time is not in your favor so you must act now and cut your profits. Good luck!

How long has it been listed? The house looks cute. I don’t know much about Jamaica, NY but the real estate market has slowed down. Also, the summertime is a harder sell. Maybe the list price is too high for the area.

In terms of the house itself, I do see places that look cluttered. For example, the bathroom – there is something over the toilet that is holding a bunch of knick-knacks – you need to get rid of that. Get rid of any lacy-frilly curtains and things. Also, in the kitchen I see a blue cupboard and canisters in a shelf under the microwave that just look cluttered – remove it all! In your bedroom, the bed overpowers the room and is MUCH too big for the room. The chest of drawers can probably go also. People want to have big rooms – they aren’t necessarily going to notice that a closet/drawer is missing but can "imagine" one going in there. Keep only one patio set on your deck – take the cheaper plastic things away. Maybe put some plants out there. In the living room, remove the random black/blue chair and set up the sofa/loveseat so they are facing each other. The point is to declutter and make things look really simple and clean.

Are you sure you are not trying to sell it for more than its worth? Check what houses in your area are selling for. Don't just listen to your realitor, do some outside research. Try to find out what people in your area who recently sold their houses did to sell them.

Well I don’t know, probably people around there don’t want to buy houses. It’s probably the outside that’s not working for them. Why don’t you have an open house or something. That’ll help, I think. If not make the inside look really nice. Make your floors shine, don’t make your bathrooms disgusting, make the bedrooms nice and tidy, that’s all you really need to do.

it’s the market…the market is recessed at the current time and foreclosures are UP UP UP.
this is sort of a buyers market and the market is estimated to continue its downward spiral within the next 24 + months…

it’s not you…its just there is alot of inventory available and lenders are being VERY careful right now who they finance.
